Architectural Review
All new residences, front of house additions and non-residential construction must go before the Architectural Review Board prior to permitting. Meetings of the Architectural Review Board are typically held on the second Monday of each month. Please contact Bob Bodley, Code Official, at 314-587-2826, for further information.
Architectural Review – Requirements
- The Architectural Review Board must approve architectural and site design before a building permit can be issued. Non-residential construction must also be reviewed by the Board of Aldermen.
- Application, $250 fee and ONE packet are required by the first day of the month prior to the month of the Architectural Review Board meeting. A representative must attend the meeting.
- All plans and elevations must be drawn to scale on paper at least 11” x 17”.
Twelve (12) copies of the following items (collated packet contents) must be submitted for the Architectural Review Board meeting that is being requested for the review. Plans must be folded.
1. Current, sealed survey showing existing house and
improvements.
2. Photo of existing house and photos of existing houses on both
sides and across the street of the proposed house.
3. Sealed plot plan showing new house, all paving and other
improvements, landscape plan, all trees to remain and to
be removed, with caliper and species, topography and
drainage directions, proposed retaining walls with
height and setback lines.
4. Elevations in color of all 4 sides (seals not required).
5. Trustee approvals or disapprovals on plans or by letter.
6. Sealed and signed engineer’s calculations of water runoff
on lot before and after new construction.
The following information must be submitted with the plans:
1. Lot Area
2. Floor Area – (1st and 2nd floor heated, habitable areas only,
garage and basement NOT included.)
3. Green Space and green space per cent (green space divided by
lot area).
4. Floor Area and floor area per cent (floor area divided by lot area).
5. Distance from street
6. Height of Building (Lowest point to highest point along front,
excluding chimney.)
7. Roof Material / Color
8. Brick or Stone Color
9. Siding Type and Color
10. Trim and Accent Color
11. Window Style and Make
12. Elevation drawings must identify exterior material used for each
elevation, excluding doors and windows. Include the area
and area percentage of each material for each elevation.
13. Submit letter or statement describing to what degree and how
material of structure will be recycled, reused, etc.
Provide one (1) set of SAMPLES OF THE EXTERIOR MATERIALS TO BE USED on the building not more than one week prior to the review meeting.
NOTE: Color renderings and information with numbers must be on legal size paper.
